Every real estate marketer has seen it: a campaign that delivers hundreds of leads at an impressive cost per lead, and a sales team that says none of them were real. The problem is not the channel. It is the number the campaign was optimised for.

Optimise for site visits, not form fills

Ad platforms are extremely good at finding people who will fill in a form. Left alone, they will find the cheapest ones — people who tap by accident, people browsing with no budget, people who submit every form they see. If cost per lead is your target, that is exactly what you are paying for.

The fix is to move the optimisation target down the funnel. Feed qualified leads and site visits back into Meta and Google through your CRM or the Conversions API, and the algorithms start looking for people who resemble your actual buyers instead of your cheapest clicks.

“A cheap lead that never picks up the phone is the most expensive lead you can buy.”

Let the form do some of the qualifying

A little friction is healthy. Asking for preferred configuration, budget range and purchase timeline lowers raw lead volume, but sharply raises the share of leads your team can convert. Higher-intent forms almost always win on cost per site visit, even when they lose on cost per lead.

Creative that sells the life, not the floor plan

Buyers scroll past listing-style ads because every project looks the same in them. The campaigns that perform best show the experience of living there: the commute, the view, the amenities in use, the neighbourhood at golden hour. Walkthrough video and lifestyle stills consistently outperform renders and price-led banners.

  • Track site visits and bookings as conversions, not just leads
  • Use pre-qualifying questions on forms and landing pages
  • Route leads to sales within minutes — speed to lead matters
  • Refresh creative every two to three weeks to beat fatigue
